Buy a Paradise Island for £115,000

Following the successful recent sale of Tavu and Kisima Islands, FPDSavills has been instructed to sell Sanga Island on Lake Victoria, East Africa. Sanga Island is on a 500-acre idyll with leisure and sporting facilities nearby, breathtaking views and miles of golden sandy beaches. Located on a lake the size of Ireland, the island is only 30 minutes from Entebbe International Airport with regular flights to Europe.

Lake Victoria, the source of the world's longest river, The Nile, is shared by Kenya, Tanzania and Uganda and is one of the last great undiscovered destinations. A freshwater lake, it is relatively shallow and generates its own climate that affects the surrounding landmass. Temperatures in the northern sector are always around 25 degrees. Officially there are two rainy seasons and two dry seasons, though in practice the climate on the lake is akin to a perpetual good English summer - and with the climate ensuring that there are no mosquitoes - it is ideal for that perfect winter getaway!

Home to several hundred species of birds, Lake Victoria has perhaps the biggest variety in the world, along with otters, rare Situtanga and other smaller antelopes that populate the islands and shores of the lake. Elephants and other large mammals are also to be found on the more remote parts of the lakeshore. Tilapia and giant Nile Perch provide fine sport and excellent eating and are abundant throughout the lake. Within sight of Sanga Island, the Jane Goodall Foundation has established a chimpanzee sanctuary for orphaned or rescued chimps on Namba Island.

Lake Victoria is ideal for watersports too - reliable winds from mid-morning to late afternoon provide excellent sailing throughout the year! The Lake Victoria Sailing Company is owned by two British entrepreneurs and currently aims to provide relaxing weekends on the beach away from the hustle of the city. They will provide management services to owners of the island if desired, including house construction, boatyard facilities, provision of staff, security and transport. Medical services can be provided by two locally based companies, both of which provide services to the diplomatic and expatriate community. The experience of building a lodge of Bulago Island, home to the Lake Victoria Sailing Company, indicates that the cost to build a simple, but spacious 3-bedroom beachside house on Sanga Island would be in the region of £15-20,000.

Sanga Island has a remaining term of 37 years to run on the present lease from the Ugandan Government, and the vendor has the right to renew the lease for a further 49 years at the expiry of the current lease. This would be assigned to the purchaser under the sale contract, thus providing a total lease period of 86 years. Foreigners are now allowed to hold leases directly as a result of a recent Ugandan Land Act that greatly simplified the various tribal land laws that were previously in force.

One of the cleanest lakes in the world, it is fair to say that the waters of Lake Victoria are far cleaner than almost any comparable body of water in the world. What more do you need to entice you to own this private island in the sun!

The guide price for Sanga Island is £115,000 with a peppercorn ground rent to be paid annually.
