Property Race Won

In 5 1/2 Hours!

It takes 62 days on average between acceptance of offer and exchange of
contracts, and a further 4 weeks for completion to take place when buying a
home.

But for one man in Leyton, East London, last week things happened a little
more quickly. From deciding to buy a £133,000 house in Capworth Street, E10
at 11am on Friday, to picking up keys at 3.30pm took Mr Sinan Dogan just 5
and a half hours, believed to be the fastest ever private purchase.

"I knew it would be a race against time, because several other people were
after the house," he said, "but I didn't expect it to be this quick! The
agent uses a system called EasyMove which just speeds everything up, but I
still could not have imagined that this move would be quite so easy."

Raymond Sullivan, manager of the Leyton branch of estate agent Adam Kennedy,
added: "We always try to do the best for our clients if they need to move
quickly for a property, but we have never known anything like this. Things
have speeded up generally since we have had EasyMove in the office and they
usually take around 22 days which is already a big time saving. 5 and a half
hours is astonishing."

As a cash buyer, Mr Dogan needed no mortgage which would normally take a
minimum of five days. The property vendor had papers ready as soon as the
offer was accepted and contracts were signed and with solicitors by 2pm.
Completion followed at 3.30pm, with the house keys handed over to the new
owner.

"Mr Dogan was quite surprised," said EasyMove manager Michelle Hadjisimou,
who handled the conveyancing process, "but it was one of those occasions
where everything worked perfectly. I personally delivered the papers to all
parties to make sure there were no hold ups and it all went like clockwork. I
don't think we could do it this quickly every time, but it does indicate that
there is often no need for things to drag on for months if all the parties
work together. EasyMove specialises in making that happen.
